?? Philadelphia Housing Market Update — Jan 2026

The new year is already showing a clear theme: strong price growth + limited inventory across the Philadelphia region.
Despite mortgage rates dropping to their lowest level since September 2022, buyer activity remains softer than last year:
• Closed sales: 3,621 — down 8.6% YoY
• New pending sales: lower than last year
• Active listings: up 8.4% YoY, now just over 10,000
• Inventory: still about half of pre‑pandemic levels
• Median days on market: up to 26 days, giving buyers a bit more breathing room
• Median sale price: $380,000, up 6.4% YoY — proof that constrained supply continues to fuel price strength

Even with shifting conditions, this remains a seller‑leaning market in much of the Philadelphia metro. Buyers have more time and negotiating space, but well‑priced homes are still moving.
